Essentially, it's a book of graduated readings, starting with very simple sentences, and then gradually moving into more difficult material from the vocabulary and grammar standpoint. The Persian text is all in a very regular and thick handwritten form, rather than printed text.
I think it's good for reading practice, especially for someone who doesn't have all that much interest in the spoken language. But I think that it would be hard to use as one's first or only Persian book, given the lack of grammar instruction, no drills, etc.
